Alan Jones’s Sydney apartment to sell for nearly $5 million

It’s all about location, location, location for 2GB broadcaster Alan Jones, who is selling off an Avoca Beach apartment he bought for $4.5 million in May 2008.

Jones purchased the apartment as a seaside site for Jones and his niece, Tonia, but it seems the 76-year-old is thinking of downsizing his real estate portfolio.

With prices in the Sydney property market at a standstill for the moment, and talks of the property bubble bursting in the near future, it’s a good time for Jones to sell up his excess properties without experiencing any financial loss.

This move may also be linked to reports that Jones is purchasing his long-term rental home in Circular Quay.

Jones’s Avoca Beach property is one of six residential apartments that make up The Lighthouse on aptly-named Cliff Avenue.

Cathy Slater, a renowned architect, is responsible for the breathtaking design, which utilises concrete, glass and masonry to create an exterior capable of withstanding seaside elements.

Perfect for an entertainer, with mesmerising ocean views and more than 450 square metres of open-plan living, the apartment also boasts a galley kitchen designed for entertaining with deluxe integrated appliances and stone benchtops.

Each of the three bedrooms comes complete with a private ensuite, but the “studio-sized” master suite is also home to a “huge walk-in robe, indulgent ensuite overlooking the beach” and direct access to the outdoor terrace.

The grand entertaining terrace offers uninterrupted ocean views and enough space to host a party or simply relax with close friends.

The property will be handled by LJ Hooker’s John McManus, who is hailed as one of the Lower North Shore’s most successful and sought-after sales agents.

It may be an hour north of Sydney, but The Lighthouse is within a comfortable stroll of the shopping, cafés and the beach. For those who prefer a private dip, the apartment has a private plunge pool and additional terrace.

The Lighthouse also offers security gate access, a private foyer and two-car parking.

Alan Jones’s prominent public status is sure to make the property a place of interest; there are open-for-inspection times schedules every Wednesday and Saturday from now until the auction in mid-July, so there’s plenty of time to have a sticky-beak if you’re so inclined.

The property’s reserve price is reportedly set at $4.5 million, so Jones should be able to recoup every cent he spent on the property nine years ago when it goes to auction on Saturday, July 15.

What do you think of the property? Is it worth the $4.5 million price tag?
